Asphalt Pavement Repairs Protect Your Investment
An economically sound way to fix asphalt parking lots and roads is to simply repair the potholes.
Did you know that asphalt pavement has been used extensively in the United States since the 1800s? Its widespread use can be attributed to several factors:
1. While asphalt is extremely hard and durable, it offers enough flexibility to accommodate imperfections in underlying surfaces, a feature that concrete sorely lacks.
2. Asphalt handles heat-induced expansion better than concrete.
3. Complete asphalt resurfacing is fast and extremely cost effective.
4. Asphalt is faster and cheaper to repair than concrete.
Asphalt pavement, when properly installed, has a lifespan of approximately 25 years, but external factors can destroy asphalt before its normal lifespan. The damage may be slow at first, but as time goes on, the damage may be significant. Keep this in mind; an ounce of prevention is worth a pound of cure.
As soon as freshly laid asphalt pavement begins to cool, the aging process begins as well. When oxygen and water constantly bathe the pavement, a chemical change takes place. At first, the chemical reaction is necessary because this is what hardens the asphalt pavement; however, if exposure continues it can destroy the parking lot. The fact of the matter is that cracks left untended become potholes. When moisture seeps into the pavement, gets cold, expands and then thaws potholes are formed. If not repaired, or worse, patched poorly, can lead to complete asphalt deterioration.
As a final note, pothole repairs aren’t the only things a property manager should be on the look out for when inspecting a parking lot. Oil stains can be not only unsightly, but also can cause severe damage to asphalt pavement. Even if the surface of a parking lot has been sealcoated, the oil can destroy the sealant to reach the asphalt beneath. Oil will accelerate the deterioration of the asphalt, which is why they should be cleaned as soon as they occur to protect the investment.
Smart pavement management is equivalent to nutrition and exercise in human health. Do it right every day and not only will repair costs be lower in the future, but the vitality and performance of the parking lot will be better throughout its lifespan.
