How to Choose: Asphalt Overlay or Complete Asphalt Replacement?

When your parking lot needs repair, it’s obvious. However, what’s not always obvious to the layperson is understanding what type of asphalt repair is necessary. Do you just need a small asphalt patch, an asphalt overlay, or does the entire parking lot need to be replaced? This article serves to help you to understand the basics of what he’ll be looking for when he does his inspection.

Asphalt Overlay

An effective solution to asphalt pavement surface deterioration is an asphalt overlay.

Often this type of asphalt repair is an option for minor to medium range cracks, fissures, and potholes in your asphalt parking lot. Essentially, if the subgrade of the parking area is in good condition an asphalt overlay can be placed over the existing surface. Cracks, holes, and depressions are cleaned and filled, and then a fresh layer of asphalt is applied to give the entire area a refreshed look and a longer lifespan.

A standard asphalt overlay consists of a new layer of asphalt applied over the existing asphalt surface. The thickness of an overlay will usually range 1.5″ to 2″. To change the grade of the existing asphalt surface, if standing water and drainage has been a problem, it may be milled. In this process, a machine is used to plane the pavement surface to an appropriate depth before it is covered with the new asphalt layer. Once the milling is finished and the overlay is completed, the parking lot is left with the appropriate grade so that water is directed to drains and ditches. The parking lot’s brand new surface is now ready for pavement striping.

Asphalt Removal and Replacement

When your asphalt has severe subgrade deficiencies, to repair the parking lot, it may require the complete removal of part or all of the pavement and base material. Water is one of the main culprits to asphalt and subgrade deterioration. If your parking lot is riddled with potholes and pothole repairs, cracks, depressions and even standing water, complete asphalt removal and replacement may be necessary.

Should your parking lot need complete replacing, your paving contactor will excavate and remove, the asphalt and correct any pre-existing conditions in the subgrade such as excess moisture, shallow utility lines, missing aggregate base, or incorrectly prepared subgrade may require additional steps in the base preparation. Once these pre-existing conditions have been corrected, new aggregate will be installed and compacted with vibratory rollers to finish the process, leaving the parking lot with a smooth, flat surface.
