Potholes Repairs Extend the Lifespan of Asphalt Pavement
Potholes are created when moisture seeps into the asphalt pavement, gets cold, expands and then warms up and contracts. As vehicles pass over the road, they force water through the cracked and broken areas around the potholes. Left to their own accord, potholes will continue to grow and erode the parking lot surface, working their way to the base and completely undermine the structure of the parking lot surface resulting in costly replacement.
Pothole repairs are a simple solution to not only an unsightly problem, but also one that can wind up being very costly.
To repair a pothole, and extend the life of your asphalt pavement, your paving contractor will do the following:
First, he will prepare the area by squaring up the area to be repaired. Removing any loose chunks of pavement, debris, and weeds, your contractor will use an air compressor or leaf blower to remove the smaller pieces as well.
Next, your contractor will add coarse gravel and sand to replace what has been washed away and tamping down the mixture as he goes. He will leave the hole an inch or two deep. Your contractor will then add the asphalt patch and tamp this down as well leveling it with the rest of the parking lot surface. Once cured, in about three hours, the area will be ready for normal traffic patterns to resume.
Left un-repaired, potholes will continue to grow and additional potholes and cracks will form to the point where the asphalt surface is no longer repairable and total replacement is needed. This is a costly proposition. With proper care, an asphalt parking lot can last between one and two decades. It is more practical from a financial prospective to practice good parking lot maintenance procedures by sealing cracks, regularly seal coating and making pothole repairs as needed than having to replace the entire parking lot every few years.
